Verify your employment and income

Confirm your current employment with:
- A recent pay stub and evidence of several recent employment amounts deposited into your bank account
- T4 slip from your employer
- T1 General Income Tax Return and Notice of Assessment from Revenue Canada
Documents related to previous employment, if required
Other income such as pension income, rental income or part-time work, among others
If self-employed, 2 to 3 years of financial statements and, if a corporation, incorporation documents

If you're pre-approved, your CIBC Pre-Approval Certificate
Evidence of how you'll make your down payment:
- Savings or investment statement from the past 90 days
- If you're selling your current home, a copy of the agreement of purchase and saleOpens a popup.; plus, a copy of a recent mortgage statement, insurance policy and tax bill for the home you're selling, if required
- Document related to withdrawing money from your RRSP through the Home Buyers' PlanOpens a popup.
- If the down payment is a gift, a gift letter from the donor confirming the amount of the gift and that there are no repayment terms
List of current assets or savings, and liabilities or debts
Bank account and transit number for your mortgage payments

Copy of the signed agreement of purchase and sale
Your lawyer's name, address, email, phone and fax numbers
Property's full address, including postal code, and legal description
Square footage of the home and land size
Copy of the real estate listing
Property tax and heating cost estimates, which are often included on the real estate listing
Amount of monthly condo fees, for condominiums
Well and septic certificates for rural properties not on municipal water and sewer
